If you follow these steps, using costs and details from many projects in and around London over the last 20, or so, years, we will be able to give you a clear idea of the costs of your kitchen extension.

A project name: Your name? Your street name perhaps? Version number? Anything that helps...

This is just a way to keep track of the various calculations that you may do

What is the total internal floor area of your existing kitchen, measured in square metres? (If you know it in square feet, divide that number by 10.76)*

This usually given on the estate agents floor plans that you may have

Are any old extensions due to be demolished to make way for the new work? If so, how much, in m2? (approximately is fine)*

How large is your planned extension, measured externally in m2 (again, approximately is fine at this stage)*

Which one of these best describes your intended new kitchen?*

A compact kitchen in a flat

A family kitchen

A large, or specialist, kitchen

Please pick the one closest to your requirements

Will there be a separate utility or laundry room?

Yes

Ignore if you are not sure

Will there be a new 'downstairs WC'?

What level of interior finishes do you wish to pay for?*

Budget. Perfectly OK, but making every possible saving

Many savings, but not cutting every possible corner

A fine, and 'normal', balance of financial prudence against desired expenditure

"Contract Sum" - the builder will quote, excluding VAT, for the work. This is that figure.

Build Cost - this is the 'contract sum', plus VAT, that you will pay to the builder.

Professional fees. Architects often charge a percentage of the "Contract Sum", and there will also be a Structural Engineer involved, Building Control fees, Planning, etc. All professional fees attract VAT at the prevailng rate.
